Building Energy Management Systems (BEMS)

  • A BEMS is a comprehensive, computer-based system that controls and monitors a building’s physical infrastructure. That includes HVAC, lighting, security, fire safety, lifts, ventilation and other operational systems. The goal is to automate much of the building’s functions for comfort, safety, and operational efficiency, while trying to reduce costs. 

  • A BEMS is essentially a specialised BMS, with an emphasis on energy. It monitors, controls, and optimises energy consumption inside the building, especially via systems like HVAC and lighting. The main goal is obtaining detailed insights into where energy is being wasted and improving overall energy performance.

BEMS benefits

1. Optimization of Energy Efficiency

Advanced control systems use real-time data and predictive algorithms to optimize the operation of equipment (chillers, boilers, pumps, and cooling towers, etc). This reduces energy consumption significantly while maintaining reliable service.

2. Integration of AI and IoT

Modern district cooling/heating control systems integrate Artificial Intelligence (AI) and Internet of Things (IoT) technologies:

  • AI can predict cooling/heating demand based on weather forecasts, occupancy patterns, and historical data.

  • IoT enables continuous monitoring of system components, improving responsiveness and predictive maintenance.

3. Remote Monitoring and Automation

These systems allow for centralized and often remote monitoring of multiple plants. Operators can manage performance, schedule maintenance, and adjust operations without being physically on-site.

4. Load Balancing and Demand Response

Control systems dynamically balance loads across the network, helping avoid peak energy tariffs and ensuring system stability.

5. Improved Sustainability

By optimizing water and energy usage, control systems help reduce the carbon footprint of cooling/heating systems, aligning with green building and smart city initiatives.

6. Scalability and Adaptability

Modern DC control platforms are scalable and can be easily adapted to expansions, new technologies, or regulatory changes.

All of the HVAC control functions including boiler step control, optimisation, compensation and zoning can be carried out using a BEMS. A BEMS is a computer based heating, ventilation and air conditioning control system which offers a great deal of flexibility in the way it is set up and operated. It also offers the possibility of close interaction between the operator and the building services systems.

The system constantly upgrades the information it presents and also stores data at the outstation (part of BEMS) for later inspection. For example, room temperatures over the last 24 hours can be displayed graphically. This is a most useful tool for diagnosing faults and commissioning the heating system following installation. The supervisor (part of BEMS) is also used to set variables. One example is the inputting of room temperature set points.

 

It is also possible to communicate BEMS with other control systems in buildings.

BEMS systems can be integrated with security systems. So for example access to spaces using key cards can be monitored. When it is known that all people have left a space the heating can be turned off or turned down to a set back position.

Communication can also occur between BEMS and fire systems. Ventilation systems which would cause spread of smoke can be closed by dampers in the event of fire being detected and smoke clearance fans can be turned on.
